The 18 concrete columns and hundreds of meters of beams (17″ wide and 17″ thick with six 25mm steel bars) make this place earthquake-proof.
We had to stop construction at 2-stories with a large 3rd-floor attic. The attic was converted to a computer room and two apartments. An internet café will go great on the third floor and bring in lots young ladies that will attract male travelers.
There are ten studio apartments on two floors that rented for $500 per month before Covid. (5 units on each floor) with 2 loft apartments on the 3rd floor that rented for $350 per month before Covid.
All and all, there are 12 fully furnished apartments plus a beautiful detached one-story owner’s house with a large attic, a beautiful poolside kitchen and a gorgeous swimming pool. HERE’S A BONUS: The first thing we did after building the main building was to landscape the property at a slight downhill angle to make sure our underground storm drainage system could easily and quickly remove all the water in case of a typhoon. There is also an underground storage tank that stores up to 10,000 gallons (18.93 m³) of filtered rainwater that we can pump into the pool as needed. We can also use this same clean rainwater to water our lawn and to supply our apartment complex if the city water main ever breaks. In addition, there is another underground drainage canal that carries excess rainwater into the main city drainage ditch. This apartment complex is flood-proof even in the worst typhoon.
CURRENT RENTAL RATES
Each luxury apartment was easily renting for $500 per month we a free motorbike before Covid. Our occupancy rate was 100% but then COVID arrived. Our rates were recently cut to $400 per month plus utilities and no free motorbike. Our previous tenants wanted to stay but they had to go home to take care of their families. We are now 80% occupied and will be 100% occupied as Christmas draws near.
